BRIEF

When the clients came to us they already had planning approval however their existing design didn’t really do justice to the beachside location and was very much out of character with the surrounding streetscape.

What they really wanted was a comfortable family home, sympathetic to the their coastal location with a beach house theme that would maximise the northern aspect for passive heating, cooling and outdoor entertaining as well as capturing prevailing sea breezes.

The clients had a desire to use earthy materials and appreciated the benefits of incorporating light framed building systems.

DESIGN

After listening to our client’s needs, we went back to the drawing board and redesigned the home to suit their brief. The home was redesigned around a north facing courtyard accessed via large stacker doors that really open up the living areas to the courtyard and the stunning timber covered alfresco area.

All 4 bedrooms were located on the upper floor, and a small north facing balcony was added off the Master bed as a private retreat.

Another clever idea was incorporating a shower in the powder room and strategically locating it near the study, allowing the option of using the study as a guest bed with adjacent ensuite when the need arises.

We even managed to incorporate a cosy hideaway in the roof, accessed via pull down ladder, for a hobby room, perfect for the clients expansive lego collection.

CONSTRUCTION

We opted for double brick construction to the ground floor, incorporating feature recycled face brick elements internally and externally.

A light timber framed insulated suspended floor system was used with compressed fibre cement sheet flooring covered with acoustic matting for minimal sound transfer.

The top floor was constructed with prefabricated timber wall frames, fully insulated and clad externally with vertical accent lining boards.

The tin roof with exposed rafters finished off the house, giving it a unique beach house feel.

Construction methods allowed for quicker build time, less wastage on site and a greener footprint.
