BRIEF

To create a family home, capturing the magnificent panoramic ocean views available.

The client wanted contemporary internal finishes, reminiscent of resort style living, as well as the installation of a lift for ease of access to all floors, perfect for bringing the shopping up from the car!

While they started out not knowing exactly what they wanted, we worked with Lorraine and Lungi to help deliver their dream home as their ideas evolved throughout the process.

DESIGN

Here is what we managed to comfortably fit on a 288m2 block:

4 bedrooms, 3 bathrooms, home theatre, music room, activity, kitchen, scullery, living, dining, alfresco, balcony, parents retreat, top floor sun deck, lift, double garage and swimming pool - suffice to say the client loved the fact we could fit all of this on such a small block.

CONSTRUCTION

Energy efficiency was paramount and we are proud to say we achieved a 8.5 star energy efficiency rating with this home.

Geothermal heating is incorporated in the home to provide in slab hydronic heating to all floors for winter warmth, unlimited hot water supply to the home, heating to the swimming pool and air conditioning for the home.

Double glazed European style thermal broken windows are installed throughout to help maintain constant internal room temperature all year, as well as eliminating external noise.

Polyurethane insulation is injected into all brick cavity walls and the underside of the concrete slab and roof cladding to provide a sealed insulation envelope minimising air leakage (which causes heat loss in winter and heat absorption in summer).

A heat and air recovery system was also installed to maintain constant fresh air throughout the home, which is a similar concept to passivehaus principles.
