Organising your existing home to be demolished in order to build a new custom home in its place is not a difficult process, and certainly one which you can arrange yourself if you are looking for ways to save money on the road to building your new home.

The actual process for demolishing a home in Perth can be summarised into the following 3 steps:

Step 1: Engage the services of a reputable demolition company

Cheapest is not always the best option and when it comes to selecting your demolition contractor this is very true. So ask an expert, like us, for our recommendation. We like to work with good people who do an honest days work for an honest days pay. Alternatively ask friends and family for a referral. Good word of mouth recommendations generally mean a reliable contractor.

Your contractor will arrange for the demolition license through your local council and handle all of the necessary paperwork.

They will also organise the disconnection of all of your current services, including gas, power, sewarage and telecommunication lines.

If you plan to salvage any items from your home then you should let your contractor know well in advance, as this may affect the price of your demolition. Contractors often use valuable items they salvage themselves to recoup some of the costs of the demolition process.

Step 2: Time for the rat bait!

It is far from a pleasant topic of conversation, but is vastly important when demolishing a house in Perth. Your home needs to be rat baited for a period of approximately 3 weeks prior to the demolition commencing. It is a requirement of your demolition license in order to prevent the spread of rodents to your neighbours homes.

You will need to ensure that you have fully vacated the premises before this part of the demolition process is carried out.

Step 3: Let the demolition commence!

Once everything is ready the actual demolition of your house can be carried out in a day. However the whole process to this point can take approximately 6-8 weeks, so it is important that you allow enough time for this to be completed before your new home is ready to start being built.

Being well prepared is essential and factoring in not just the demolition but the entire build process is important. Even though the cost of renting is an additional cost you need to consider, a week or two's rent saved up front by staying home longer than you should have is pointless if it holds up the commencement of the construction of your new home.
